Rent Payment Policy
At Venture Residences, we want your home to be a place you can count on — and we know that life sometimes makes that harder. This page explains when rent is due, what happens if it’s late, and the options available to you if you need a little flexibility. If you’re ever unsure, please reach out to your Property Manager early.
When Rent Is Due
- Rent is due on the 1st of every month.
- You have a grace period through the 5th — no late fees during this window.
- Starting the 6th, a late fee is applied, and a daily late fee begins accruing on the 7th. Late fee amounts are listed in your lease and vary by property.
Options If You’re Falling Behind
We have a few ways to help residents who are temporarily stretched. Most of these start with a quick conversation with your Property Manager.
Flex Rent
Flex Rent lets you split your monthly rent into smaller, more manageable payments. You can apply directly through your Resident Portal, and approval typically comes back quickly. If Flex Rent works for you, it’s usually the simplest path.
Split-Payment Plan
If Flex Rent isn’t available to you and you need to consistently divide your monthly payment, we can set up an in-house split-payment arrangement. A small administrative fee applies. Just reach out to your Property Manager to get it started.
Payment Plan for a Past-Due Balance
If you’ve fallen behind on a specific month, we’re willing to work with you on a structured plan:
- Pay 50% of the balance up front.
- Sign a Promise to Pay committing to a specific date for the remaining 50%.
- Once that’s in place, we’ll pause further collection action as long as the agreement is honored.
What the Timeline Looks Like
If rent goes unpaid and we haven’t heard from you, here’s the standard timeline. Our goal is always to resolve things well before this runs its course.

| 6th | Late fee applied. A 5-Day Notice for Non-Payment is delivered. |
| 7th onward | Daily late fees begin accruing. |
| After the notice expires | If the balance hasn’t been paid in full and no payment plan is in place, an eviction filing may be initiated. |
A Few Things to Know
- Late fees are part of the lease and are not typically waived. If you believe there’s an unusual circumstance, talk to your Property Manager.
- Communication matters. The single best thing you can do if rent is going to be late is tell your Property Manager early.
- We follow Arizona law on all notices and filings. Nothing on this page replaces the terms of your lease or the legal notices you may receive.
